The Kifaf Development Phase 2 project is Luxurious Residential Tower and one of the major project in Dubai. This is a follow-up project associated with the Wasl One Residences complex construction project in the Al Kifaf area (Plot 5), Dubai’s premier residential area near Zabeel Park and Etisalat Tower. It consists of tall twin towers of 44-story height structures joined by a link bridge at the top and a combined with podium and basement building at bottom of the building. The first tower has a total built-up area of 101,569 square meters, while the second tower covers 96,103 square meters. The Kifaf Development Phase II towers, the twin towers was joined by a structural steel link bridge (total 3,100MT) from the 36th to the 42nd floors, sharing a shared platform for both towers and including jagging track at roof top level, also the building is shaped like the number ‘1’.
Achievements
The Link Bridge begins at Level 36 and extends 30m away from the core wall. The sequential assembly of the member stacking and resting member forces on temporary conditions puts tremendous pressure on our temporary works designer to handle the forces safely and keep the members within allowable deflection limits.
The bridge should have it been assembled at Ground level as whole of bridge shape then might have lifted up using strand jacking system, by considering the time and cost constraints associated with the project, the cantilever part structures were built-up using stick back and segmental installation method.
Though the actual link bridge started from Level 36, the supporting composite columns and beams started from lower level onwards and continued until the roof top.
These composite elements must remain in their intended positions in order to accept the link bridge elements, which must be welded in to the straight line with the follow on elements. Our installation and surveying crew put efforts to keep the elements in their cantilevered positions in order to avoid deviation for the bridge positions.
The cantilevered position keep monitored on daily basis to keep the elements remain into position to match with the other tower end projection of steel members.
The access scaffolding to the cantilevered portion of the structure posed challenges for our scaffolders and the temporary works designer. However, the individual access platforms are always detailed in such a way that workmen can operate safely around the cantilevered portion of the structure.
Safe access platforms were built to provide workers with confidentiality while working on the structure.
The metal decking laying works very carefully handled by our team, in order not to flown away by the tangential winds, each laying of sheet fixed with care and safety.
The stud welding procedure was carried out with caution so that the lower level workers progressed works without disruption.
The fin frames runs from ground level to roof top, and our installation crew maintained installation and fastening accuracy to ensure that the glazing panels were received smoothly. The jogging track was carefully positioned on the roof top and run between the two towers and was properly secured.
